Condo insurance in Edmonds, WA

Condo insurance (HO-6) that fits your HOA master policy

We read your association’s coverage so your condo policy fills the gaps instead of doubling up.

Condo insurance, also called an HO-6 policy, covers your personal belongings, your liability, the parts of your unit the HOA master policy does not, and assessments the association charges owners after a shared loss. Getting it right depends on reading the HOA’s master policy and bylaws, which is exactly what we do before we quote.

What condo insurance covers

  • Unit improvements: flooring, cabinets, fixtures and upgrades, depending on whether your HOA policy is bare walls or all-in.
  • Personal property: your belongings, at home or away.
  • Loss assessment: your share of a large master policy deductible or a shared loss.
  • Liability: injuries in your unit and damage you cause to neighbors, such as a water leak.
  • Loss of use: living costs if your unit is uninhabitable.

The HOA deductible question

Many Washington condo associations carry master policy deductibles of $10,000, $25,000 or more, and some earthquake deductibles are far higher. When a loss starts in your unit, the association may pass that deductible to you. Loss assessment coverage can be increased to match. We help Edmonds, Lynnwood and Shoreline condo owners size this correctly.

Condo insurance FAQ

Is condo insurance required?

Washington law does not require it, but most mortgage lenders and many HOAs do.

What is the difference between bare walls and all-in HOA coverage?

A bare walls master policy covers the building structure but not interior finishes. An all-in policy covers original fixtures and finishes. Your HO-6 dwelling limit should be set based on which type your HOA has.

Does condo insurance cover earthquakes?

No. Earthquake coverage for your unit and for earthquake loss assessments is added separately.
