Rental property insurance in Edmonds, WA
Landlord insurance for rental homes, condos and ADUs
Protect the property, the rental income and your liability as a landlord in Snohomish and King County.
Landlord insurance, often written as a dwelling fire policy, covers a home or condo you rent to others: the building, lost rent after a covered loss, and your liability as the owner. A regular homeowners policy usually stops covering a house once you move out and rent it, which is one of the most common and costly gaps we find.
What landlord insurance covers
- Dwelling and other structures on the rental property
- Fair rental value: lost rent while the property is being repaired
- Premises liability: claims from tenants or visitors
- Landlord’s contents: appliances and furnishings you provide
- Optional: vandalism, water backup and ordinance or law coverage
Short-term rentals, ADUs and multiple properties
Renting a room, an accessory dwelling unit or a short-term rental changes your insurance needs, and not every carrier will cover them. If you own several rentals, we can often schedule them together, and owners of five or more units may be better served by a commercial apartment policy. We also make sure your umbrella policy lists every rental.
Landlord insurance FAQ
Does landlord insurance cover my tenant’s belongings?
No. Tenants need their own renters insurance. Many landlords require it in the lease.
Is landlord insurance more expensive than homeowners insurance?
It often costs somewhat more because rentals carry more risk, but it is the correct policy for the way the property is used. Premiums may be tax deductible as a rental expense; ask your tax advisor.
