Commercial property insurance covers the physical assets of your business, including buildings you own, tenant improvements, equipment, furniture, inventory and signs, against fire, theft, wind, vandalism, water damage and other covered causes of loss. It should also include business income coverage, which replaces lost profits and pays ongoing expenses while you recover.

• Replacement cost values: construction costs in the Puget Sound area have risen sharply, and many buildings are underinsured.
• Coinsurance: underinsuring can reduce a claim payment even on a partial loss. Agreed value can remove that penalty.
• Business income period: rebuilding often takes 12 to 24 months, not the few months many policies assume.
• Ordinance or law: pays for code upgrades required after a loss, important for older buildings.
• Equipment breakdown, spoilage and utility interruption
• Earthquake and flood, which are excluded unless added
